What you need to know.

How much do you charge?

Our management commission ranges from 6% to 10% of collected rent, depending on the type of property. Factors such as location, property condition, and owner-specific needs determine the exact rate. Additional startup fees may apply.

Our leasing fee is 50% of one full month’s rent. This fee covers the move-in and move-out walkthroughs and condition reports, advertising and marketing of vacant units, as well as lease preparation and execution.

We charge a $250 lease renewal fee per unit.

Please note: Labor, vendor fees, and other third-party costs are not included in the management commission.


What services do you provide?

We cover advertising and listing of the property. This includes: photos, signage, posting tailored ads online to our company site, as well as Zillow/affiliate sites (approx. 20 total)

We complete a comprehensive tenant screening in accordance with all fair housing laws and regulations. Each application is carefully reviewed, with verification of rental history, employment, and a report that includes credit, eviction, and criminal history.

BPM handles the entire leasing process including tenant leasing, lease renewals, rent collection, rent increases, tenant add/drops, and rental property bookkeeping.

We provide an in-house maintenance team that can take care of most day to-day tenant maintenance requests, inspections, and prepare vacant units for rental. We also can oversee vendor coordination, evictions, and debt collections.


How much rent can I get for my property?

Factors such as amenities, size, and location are considered.

BPM will provide a rent recommendation based on our market analysis and current conditions.

Setting a competitive and accurate rental rate ensures your property rents promptly, minimizing vacancy costs.


What areas do you serve?

We serve the greater Missoula area, including Lolo, Frenchtown, and Bonner/West-Riverside.


Who is responsible for maintenance and repairs?

The property owner is generally responsible for maintenance and repairs unless the tenant is at fault. We assess the need for any maintenance, and for larger issues, we obtain estimates and seek owner approval before proceeding.

Any situation requiring work done by a third party will be assigned to a vetted and trusted vendor, and overseen by BPM.


Can I perform my own maintenance?

We generally prefer that owners do not perform maintenance to maintain anonymity and remain neutral between owners and tenants.

Owners who can meet our standards for repairs and maintenance and have the proper insurance, may handle maintenance tasks.

We expect owners who do their own maintenance to conduct themselves professionally.


Do I have to allow pets?

While the final decision on allowing pets rests with us as the property manager, we strive to respect your preferences.

We must comply with all laws regarding service and support animals for tenants with disabilities.
